THE ARTON

Rockwell will be launching its newest development near Katipunan in July 2017. It’s set to redefine quality living in Quezon City. Currently, the closest thing to a luxury condominium (I could think of) is Eastwood or Alveo’s up and coming condos in Vertis North. Of course, it will come with the Rockwell Land’s signature of safety and exclusivity. If you’ve been to any of Rockwell’s developments, you’d know the difference.

Let’s go to the bottomline, what makes this development special?

Pegged at roughly Php145,000 per square meter, yes, it definitely comes with a hefty price tag. But as with any Rockwell development, you get your money’s worth:

  • Live with serenity: The property boasts of 80% open space! This means that only 20% of the total foot print will be built on! Imagine the greenery!
  • Convenience: The development will also have a 600 square meter area for retail shops similar to The Grove. It would likely have a Rustans (though not confirmed yet) to make grocery shopping effortless.
  • Size: Standing on a 1.9 hectare lot, it’s bigger than most condo developments in Q.C. The whole property is roughly as big as the West Block (from Hidalgo to Amorsolo) of Rockwell Center in Makati.
  • Amenities:
    • Swimming Pools: You don’t only get one pool; you get three. Each tower has its own swimming pool. You also get access to the kiddie pool, main pool, and pavilion tucked in the middle of the community. The normal pools is about as big as One Rockwell’s ground floor pool, while the main pool will as big as Rockwell Club’s pool.
    • Gym: With Rockwell’s gyms, you no longer have to sign up for memberships in Anytime Fitness or Fitness First. Rockwell’s gyms are always well-maintained.
    • Function Room: Enjoy exclusive access to the function room where you can hold gatherings. On regular days, the room becomes an extension of the gym to hold yoga or dance classes.
    • Co-working Spaces: There’s a co-working space for each tower where students can hold group meetings and study in peace.
    • Multi-purpose Court: Play basketball, tennis, or volleyball.

With this amenities line up, I’m quite sure your nephews and nieces (or apos) would love to visit you here.

  • Buildings will have 100% backup power (this means that you can run your A/C even during brown outs).

 

Will it be noisy and crowded since it would likely be students living in the building?

As with any other Rockwell development, the condo association will be strict in limiting the number of occupants living in units (2 for studios, 3 for 1 bedroom units, 5 for 2 bedroom units, and 7 for 3 bedroom units).

Isn’t it quite far from the schools along Katipunan?

The Developer realizes that the property isn’t literally along Katipunan so they plan to provide shuttle services (at a cost of course) to tenants who study in Ateneo, Miriam, or UP.

Isn’t traffic bad in that area?

In the past, traffic underneath the Katipunan flyover has had its ups and downs. To address this, Rockwell has hired SDMI Consultants to help with the traffic study. And I’d say, Rockwell has this part covered (just remembering how they built the Rockwell-Estrella flyover at their cost).

Who is this development for?

I believe this development is for:
• Parents who want to have a half-way house near their kids’ schools;
• Parents who want to downgrade from a house in Xavierville/Varsity Hills/La Vista to a smaller but more comfortable living space; and
• Newly married couples who want to move out of their parents’ house but continue to live near them.

Northbound (UP Diliman)

From Arton, you’ll have to exit Marilaque Highway (going towards Antipolo). Exit to the service road on the right so you could turn left (underneath the Marcos Highway Bridge) and go up River Banks Avenue. Turn left at  M. Cruz and you’ll be on the other side of Marilaque Highway (going towards Cubao).

Southbound (Ortigas)

From Arton, you’ll have to exit Marilaque Highway (going towards Antipolo). Exit to the service road on the right before crossing Marcos Bridge and go straight all the way to Libis.
